How To Obtain A Permit

Obtaining a permit is a three step process:

Step 1: Find If Your Project Requires A Permit

The first step in obtaining a permit is to determine what type of permit or permits are required for the project being proposed. A useful guide is the permit transmittal checklist.

Projects That Require a Permit

In 2004 Londonderry Township adopted the Uniform Construction Code established under Act 45 of 1999. The purpose of the Building Code is to protect the public health, ensure safety of building occupants and protect property from failure and destruction. Chapter 403 of the UCC requires that an owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of any building or erect, install, enlarge, alter, repair, remove, convert or replace an electrical, gas, mechanical or plumbing system regulated by the Uniform Construction Code shall first apply for and obtain a building and /or zoning permit for those projects that require a permit.

Apart from any project or building plan required to be submitted under the UCC when a Zoning Permit is required the submission of a site plan, legible in all respects and drawn to scale, shall be submitted with the application for a Zoning Permit as denoted in Chapter 27 Part 4 Section 422 of the Londonderry Township Zoning Ordinance.

In 2010 Londonderry Township adopted the Stormwater Management Ordinance designed to manage accelerated stormwater runoff resulting from 'regulated activities' defined to include, but not limited to, the construction of new or additional impervious surfaces. The SWM Ordinance requires that an owner or authorized agent who intends to construct a new building or add an addition to any existing building must submit a Stormwater Management Plan, unless exempt within the guidelines of the ordinance, before a building and/or zoning permit may be issued. Step 2: Follow Submittal Guide(s)

The second step requires that a permit application must be completed and submitted to the Building Code Official together with all the required documents specified in the permit submittal guide link.

NOTE: Any project proposed in a floodplain or floodway requires a Floodplain Development Permit.
